Property Valuations

We all need a property to be valued at some stage. Whatever the property type and reason for the information, a formal property valuation report will help you make an informed decision.

For many of us property represents the biggest investment we will make in our lifetime, so a comprehensive report on value can help avoid inappropriate properties, while a combined valuation and survey can identify potential problems with your investment.

In addition to capital valuations we also deal with rental situations where we can confirm realistic rental levels. We can provide valuations on commercial, residential, agricultural, leisure and amenity facilities for many different purposes including:

  • Property purchase – Are you paying the right price?
  • Property sale – What price should you ask for your property? Why is your property not selling? Have you received good advice from selling agents?
  • Insurance – What will it cost to rebuild your property if it is destroyed?
  • Tax valuations – What value can be substantiated if the tax man investigates your financial affairs?
  • Rent – Are you paying or achieving the correct level of rent?
  • Matrimonial & disputes – What is fair property value when there is no intention of marketing?
  • Small parcels of land– We are often called on to value small areas of land being sold between neighbours. This raises additional valuation principles including loss of value to the vendor and additional value (marriage value) to the purchaser
  • Secured lending – Banks and Building Societies require formal valuation reports before lending. The need for these valuations to be accurate was brought home by the residential price crash in 2008, which left many home-owners in negative equity!
  • Expert Witness – Where parties cannot agree the value of property and the matter is referred to Court we can act as single expert witness on behalf of both parties where required, or we can act on behalf of one party where this is more appropriate.
  • Specialist valuations and property types – We are able to provide valuations on unusual types of property including woodland, lakes, fishing and shooting rights, development opportunities, heathland and leisure facilities. We can also provide valuations on all types of property for Charitable Trusts.
