Market Valuation

Suitable for modern or new property where the value needs to be checked but the condition is unlikely to be a problem. Where an internal inspection is carried out the surveyor will identify obvious defects that might have an effect on value. These surveys are relied upon by banks, building societies and institutional lenders for secured lending purposes.

Homebuyers Report

The Homebuyer Report and Valuation is considered suitable for many dwellings built after 1920. However, this format is not usually recommended for large properties, houses of unusual design or construction, nor those which have been converted, extended or altered significantly. Listed Buildings are not suited to such reports. The reports follow a format designed by the Royal Institution of Chartered Surveyors (RICS), which has been found acceptable to the market in general. Matters covered include general condition; significant or urgent matters; market and insurance valuations, and; points for your legal adviser.

Building Surveys

Recommended for older properties; listed buildings; unusual design or construction systems; conversions; significantly extended or altered properties. This extensive report (formerly called Structural Survey), is based on a detailed inspection in as much depth as possible without damaging the building or vendor’s property, or involving any destructive examination. The report details construction and provides technical advice on problems with recommendations on remedial works. This type of report can be tailored to meet your requirements in the form of a Major defects Report, which will concentrate on areas of concern that you may have with the property.
